Six Questions Your Stretch Lab Franchise Financial Model Must Answer

We built this assisted stretching franchise financial projections excel model using deep research into the boutique fitness sector. The assumptions for membership tiers, $65,000 franchise fees, and flexologist wages are pre-populated and fully editable to match your specific location. With a year-one revenue target of $855,000, this tool gives you a data-driven roadmap for your investment.

What is the profitability trajectory?

This unit hits profitability in its first year with a projected EBITDA of $157,000. While year two shows a slight dip to $137,000 due to scaling staff, the model shows a strong climb to $379,000 by year five as membership revenue matures. Here is the quick math: your margin expands as you move from 3 to 5 flexologists to meet rising demand.

Improve Unit Profitability

  • Upsell premium add-ons to members
  • Maximize flexologist utilization rates
  • Control linen and supply waste
[dynamic_pic9]

How much capital is required?

To launch this unit in the US, you need approximately $617,000 in initial capital for the build-out and equipment. This includes the $65,000 franchise fee and $280,000 for leasehold improvements to meet brand standards. Honestly, you should also plan for the minimum cash low point of $641,000 in May 2026 to stay safe during the ramp-up phase.

Major Capital Uses

  • Leasehold Improvements: $280,000
  • Stretch Tables and Equipment: $120,000
  • Initial Franchise Fee: $65,000
  • MAPS 3D Scanners: $45,000
[dynamic_pic10]

What is the return on investment?

The return on investment calculation shows an IRR of 1.48% and an ROE of 0.49 over the first five years. Because of the high initial build-out costs, the full payback of your initial investment occurs after year five. This is a long-term play focused on building a stable, recurring revenue stream rather than a quick flip.

Key Investment Metrics

  • Internal Rate of Return: 1.48%
  • Return on Equity: 0.49
  • Payback Period: 5+ Years
[dynamic_pic11]

What is the break-even point?

The studio reaches its monthly break-even point in March 2026, just three months after opening. This fast start is driven by the monthly recurring revenue model for fitness franchises, which secures income upfront. Your ability to hit this depends heavily on the $14,000 monthly rent and maintaining a high average ticket for single sessions.

Path to Break-Even

  • Secure 50+ founding memberships
  • Maintain 30% labor-to-revenue ratio
  • Optimize local digital ad spend
[dynamic_pic12]

What is the cash runway?

The lowest cash point occurs in May 2026 at $641,000, which accounts for the initial investment and early operating losses. You need enough working capital to cover the gap between your January build-out start and the revenue ramp-up in the spring. If your studio manager hire happens too early, that cash buffer will shrink faster than expected.

Protect Your Cash

  • Negotiate rent abatement for build-out
  • Phase furniture and fixture buys
  • Monitor weekly flexologist hours closely
[dynamic_pic13]

How do different scenarios change the outcome?

Evaluating profitability of a boutique fitness franchise requires looking at Low, Medium, and High cases. A 10% drop in membership volume in the Low case can push your break-even back by several months and significantly increase your peak cash need. Conversely, the High case leverages fixed costs like the $14,000 rent to deliver much higher year-five margins.

Hit the High Case

  • Drive corporate package sales early
  • Maintain 90% member retention rate
  • Maximize MAPS 3D scan upsells

Stretch Lab Franchise Financial Model Template Features & Benefits

Fully Customizable Financial Model

This franchise financial model template is built in Excel with open formulas, so you can tweak every assumption to fit your specific market. Whether you are adjusting the $14,000 monthly rent for a different territory or changing the $72,000 manager salary, the logic updates instantly. It is a flexible tool designed to handle the moving parts of a wellness studio without the headache of building a spreadsheet from scratch.

  • Editable assumptions and formulas
  • Revenue and pricing drivers
  • Staffing and payroll inputs
  • Operating expense categories

Comprehensive 5-Year Financial Projections

Planning for the long haul is vital, and this model provides a clear view of your trajectory from year one through year five. With revenue projected to grow from $855,000 in the first year to over $1.47 million by year five, you can see how scaling membership subscriptions impacts your bottom line. It follows best practices for franchise financial forecasting by mapping out the full P&L, balance sheet, and cash flow statement.

  • 5-year revenue forecasts
  • Profit and cash flow projections
  • Balance sheet view
  • Long-term profitability analysis

Franchise Fee and Royalty Management

Franchise royalty fees and marketing fund contributions are hard-coded into the logic to ensure you never overlook these recurring costs. At an 8% royalty and a 2% marketing fee, $10 out of every $100 earned goes straight to the franchisor, which defintely impacts your store-level margin. This model tracks these obligations against your projected $380,000 in year-one membership revenue to show your true net take-home.

  • Initial franchise fee inputs
  • Royalty expense calculations
  • Marketing fund contributions
  • Ongoing franchise cost tracking

Startup Costs and Break-Even Analysis

Getting the doors open requires a significant capital expenditure budget, including $280,000 for leasehold improvements and $120,000 for specialized equipment. This franchise unit break-even analysis template calculates exactly when your monthly membership and session revenue will cover these heavy upfront costs and ongoing fixed expenses. Knowing your numbers helps you manage the $617,000 in total initial CAPEX without running out of runway.

  • Total startup investment
  • Fixed and variable cost analysis
  • Break-even sales estimates
  • Margin and contribution view

Built-In Industry Benchmarks

We have baked in researched franchise operating expenses like 2.2% payment processing and 1.0% booking commissions to keep your projections grounded in reality. The model includes labor benchmarks for four flexologists and a studio manager, ensuring your staffing costs align with typical boutique fitness standards. These benchmarks act as a sanity check, so you can see if your $1,400 monthly cleaning bill or $2,200 utility cost is within a normal range.

  • Labor cost benchmarks
  • Occupancy cost benchmarks
  • Gross margin ranges
  • Revenue driver benchmarks

A great hockey romance
Format: Kindle
This was a great hockey romance. Jake is a rookie NHL player who has secretly liked Kendra, a pro soccer star, since college. Kendra ends up without a place to live, so Jake steps in to help. He moves her in. They try to keep it inconspicuous to deter her ex and the team vibe. When her ex, Jake's teammate and rival, won’t leave her alone, Jake steps in to fake date her. I loved how much Jake adores Kendra. He’s supportive, protective, and says the sweetest things to her. Kendra is tough and confident, but you also see her softer side with Jake. Their friendship is strong before anything romantic happens, which makes their connection feel real. The fake dating, forced proximity, and “he falls first” tropes are done really well. There are lots of swoony moments, fun banter, and just enough drama to keep things interesting.

Jon Morgan's stepson? Say. Less!
Format: Kindle
This is book one in the Blade Kings series and we are starting off with a bang because we have Jon Morgan's stepson as our MMC! This was my first second generation story and I. Loved. it! I am a huge Jon Morgan fan so seeing Jack take the Morgan name and number made me emotional. 🥹 Jack is the textbook definition of a boy obsessed. He has been down hard for Kendra since they first met in college. Unfortunately she was dating his team rival, Tyler. Tyler took Kendra for granted and didn't give her the time and attention she deserved. And Jack hated him for it. Fast forward a few years and they are all in New York City, where Jack and Tyler are playing on the same team again, and Kendra is a pro soccer player. And there is still nothing but bad blood between Jack and Tyler. Eventually Kendra realizes that Tyler doesn't value their relationship like he should so she ends things. Which gives Jack the time to work that Morgan (yes I know he's not really a Morgan but he acts like one). 😏 When Kendra needs a place to stay Jack is more than happy to offer up his place. And when Tyler won't leave her alone they decide to enter into a fake relationship to keep him away. Which causes some 💥 on and off the ice between the guys As you can imagine it doesn't take long for Kendra to realize how incredible Jack is and how much she was missing out on. My girl Kendra is a total badass independent queen. She is fierce and dedicated, but also vulnerable and passionate. They give us some top notch banter and chemistry that is off the charts. Jack is so patient and sweet and swoony and treats her how she deserves to be treated. The way he cares for and loves her had me in a puddle. Ruth absolutely slayed this book like she does all of her others. At this point if she writes it I'm going to read it and I'm going to love it! If you haven't already you need to add it to your TBR you will not be disappointed. ✨ Available on Kindle Unlimited today!

A British Boyfriend NHL Player
Format: Kindle
⭐️⭐️⭐️⭐️/🌶️🌶️🌶️ You know, I read this on a whim when I saw that our hero Jack would be British, playing pro in the NHL. As it turns out, why did I suddenly forget he was British while reading this, and it was only when he reminded us that I went, oh yeah he is. As for Kendra, I just felt unsatisfied with her, I love Jack and I saw how much he loved her, but I felt Kendra didn’t give him the same love that he projected for her. The chemistry felt really one-sided on Jack’s part and I felt that, despite all the spice, he gave more than he took. How can this girl really say she was upset over bro group chats from college when they barely spoke at all, yet she remained faithful to her obviously cheating ex-boyfriend who was seen with other girls during their four years together? Girlie forgot her pride and she also has a lot of anxiety to work through. We also never get to see or hear her play, unlike Jack, and we barely catch a glimpse of it during her practices, so how can you convince me she was the best or that she deserved all these promotions? I wasn’t convinced about her talent at all, and I’ve read many sports romances where the female heroines absolutely dominate in their sport. All in all, what I am convinced of is that most of the people rating this five stars did it for Jack, the multiple spice scenes, and the abundance of romance tropes: mature hockey romance, friends to lovers, forced proximity, fake dating, he falls first and harder, hockey player x soccer player, third act conflict/breakup, misunderstanding/ miscommunication, the aggressive ex boyfriend, and unrequited love. After reading this, I’m not inclined to read the series before this one. I’ll try again in the next book, it seems to be more interesting with Sawyer and Collins.

Definitely worth it
I initially wondered if this would be worth the money. But, I have a puppy who eats everything - including kindles. She ate the first one and I said to myself, I'll buy another and just be careful to put it out of her reach. Then she ate the second one! So, I bought a second one and added the insurance. She ate this one and, with the insurance, it was replaced with a new one. We call the 'puppy' (who is now a little over a year old) 'Jaws'. Hopefully, this third kindle won't go in her mouth. But, getting smarter, I bought a cover for it so that, if she puts her teeth on it, she'll just damage the cover.
