Six Questions Your Southwest Greens Franchise Financial Model Must Answer

We built this franchise unit financial model using our own research into the luxury synthetic turf market. Key assumptions like the $400,000 residential installation revenue and the $50,000 franchise fee are pre-populated with researched data specific to Southwest Greens Franchise franchise unit and are fully editable. With a projected Year 1 EBITDA of $226,000, this model helps you validate the franchise unit economics of a high-end service brand.

When will the unit reach profitability?

Your unit is projected to hit its break-even point in April 2026, just four months after launching. By Year 2, revenue is expected to climb to $1,118,000 as developer contracts ramp up. Profitability is driven by maintaining tight control over installation supplies and subcontractor labor, which stay around 2.5% and 2.0% of sales respectively.

Profitability Drivers

  • Secure high-margin developer contracts
  • Upsell recurring maintenance services
  • Optimize crew installer efficiency
[dynamic_pic9]

How much capital is required and allocated?

To launch this unit in the US, you will need approximately $360,000 in startup capital requirements. This covers the $50,000 franchise fee, a $120,000 showroom build-out, and $60,000 for specialized installation equipment. You also need to account for service vehicles and initial inventory to ensure a smooth start during the pre-opening phase.

Capital Allocation

  • Showroom Buildout: $120,000
  • Installation Equipment: $60,000
  • Franchise Fee: $50,000
[dynamic_pic10]

What is the return on investment?

Investors can expect an Internal Rate of Return (IRR) of 5.19% and a Return on Equity (ROE) of 1.84 using this ROI projection model. The payback period is estimated at 3 years, which is typical for evaluating profitability of a residential construction franchise with high upfront CAPEX. While the IRR seems modest, the cash flow scales significantly, reaching $900,000 EBITDA by Year 5.

Key Financial Metrics

  • 3-year payback period
  • 5.19% Internal Rate of Return
  • $900k Year 5 EBITDA
[dynamic_pic11]

What is the break-even point?

You need to reach your break-even point by month 4 to stay on track with the model. The primary driver for this is the volume of residential installations, which are forecasted at $400,000 in the first year. Because your fixed costs like the $8,000 monthly rent are significant, hitting your sales targets early is vital for survival and long-term margin health.

Speed to Break-Even

  • Front-load residential sales marketing
  • Minimize pre-opening labor costs
  • Negotiate favorable showroom lease
[dynamic_pic12]

What is the cash runway and lowest point?

The lowest cash point is projected to be $889,000 in June 2026. This suggests you need a substantial cash buffer to handle the timing gaps between paying for turf materials and receiving final payments from developer contracts. You should defintely maintain a working capital reserve to cover operational expense forecasting during the ramp-up phase when payroll for five crew members starts hitting the books.

Cash Protection

  • Phase crew hiring with sales
  • Request deposits on installations
  • Manage inventory turnover tightly
[dynamic_pic13]

How do scenarios impact results?

Financial projections for a luxury synthetic turf business change fast if your average ticket drops. In a High scenario, where developer contracts exceed the $150,000 Year 1 estimate, your Year 5 EBITDA could surpass $1M. Conversely, a Low scenario with slower residential adoption would extend your payback period beyond 3 years and increase peak cash needs for the franchise unit.

Hit the High Case

  • Focus on high-ticket luxury estates
  • Build strong architect referral networks
  • Maximize lead installer productivity

Scent: Unscented, Size: 25 Count (Pack of 2)
Works pretty well for basic makeup remover. It struggles a bit to tremove my mascara and eye make up. It does leave my skin feeling smooth and moisturized.

Less issues
Size: 13.52 Fl Oz
I double cleanse. I find that mineral oil based makeup removers are hard to wash off. Oil based ones are nourishing and easier to remove but are all very dissimilar. I find formulations with active ingredient CAPRYLIC/CAPRIC GLYCERIDES high on the list are the best for my skin type. Combination/Oily(summer). RetinA/Retinoid , glycolic, Vitamin c user. These formulations emulsify everything. No scrubbing or excessive rubbing. No funny skin irritants or slimy film left on skin. MY Favorites: La Roche-Posay Micellar Cleansing Water for Sensitive Skin [all skins even those using actives]#1 My Favorite All year. Black Opal Even True Skin Perfecting Cream Cleanser [Good for dry skin or winter time]Discontinued Clarins Cleansing Milk with Gentian (Combination or Oily Skin)[A opaque 'milk' texture for Truly oily skin not drying but not hydrating]#2 Summers mostly. Pricey but worth it. Emulsifies everything and rinses well. CeraVe Foaming Facial Cleanser | Makeup Remover and Daily Face Wash for Oily Skin | Now Solutions Soothing rose facial cleansing oil[ Good for all skin types consistency is 'thin'ish'] #3 I like the texture its an oil but doesn't feel 'congested' greasy to me. Sheamoisture Even Radiant raw honey 3n1 cleansing balm[Room temperature butter texture for dry and or dehydrated skin. Possibly good for skin needing nourishment(shea and honey). IMO this is a 'wipe off cleanser. Say with a 'wonder cloth' or some such. Not a daily use but has its place for sure. May work as a hydrating face mask. Think Estee Lauder Triple cream(discontinued). Nice size and affordable. Cerave Makeup removing cleanser Balm[ A 'waxy' looking balm that seems whipped. All skin types]. Does what it says. IMO a wipe off cleanser even thought directions say rinse. I rinse then wipe then cleanse. Sometimes i just go directly to cleansing. Note no CAPRYLIC/CAPRICTRICERIDE or its derivatives in the ingredient list. This one took time for me to remove but its not greasy. Has other solvents, emollients and emulsifiers. Definitely a gentle skin conditioner. A good product.

great for acne-prone and sensitive skin
Size: 13.52 Fl Oz
Simply the best makeup remover I have found for my sensitive skin and acne-prone. I use it to take my makeup off before Cerave cleanser for a super gentle double-cleanse, and it has significantly reduced my cystic acne breakouts.
